Pay attention to what your equipment looks like when you walk up to it. I found an excessive amount if grease around the two bearings on this large exhaust fan. I wired away the old grease and as I added in one pump from my gun you can see the new grease escaping from the inside of the bearing raceway. I would call this a blown seal. There's no play in the bearings yet but they will be written up and submitted for replacement. These are critical systems for fume hoods in a large science lab at a local university so it's critical that they stay in perfect operating condition.
